Should you wish to view any one of our properties please contact our office to arrange an initial viewing. You will be met by one of our lettings representatives who will be able to answer any questions, which you might have regarding the property and the manner in which you are able to secure the tenancy.
 
If there are more interested parties wishing to take the property then we will pass all information onto the landlord who will make the decision as to which applicant to reference. This practice is In accord with Ombudsman’s recommendations

We employ the services of a specialised referencing agency ,accordingly the referencing process normally takes 3 or 4 working days.
 
We make every effort to ensure that the lease agreement which we would require you to sign prior to your taking up the tenancy, is in your possession at least 24 hours before your signature on the document is required. The lease agreement is normally accompanied by our tenant’s notes which, whilst not in themselves a legal document, nonetheless, do expand somewhat on the tenancy agreement and outlines the procedures which we would ask you to follow to ensure a successful tenancy.
 
Our standard practice is to require one month’s rental in advance, plus a deposit, which will be at least £100 more than the rental amount. This amount can vary dependant upon the Landlords requirement. The initial payment will be required in cash, bankers draft, building society cheque or credit/debit card. Future rental payments are to be made by standing order from your bank account.
 
Unfortunately it is not possible to allow any tenancy to 'commence before the initial monies have been received as stated above.
 
Please be advised that it is a necessary requirement made by all of our landlords, that tenants must be in possession of tenants contents insurance at the commencement of tenancy agreement and that such insurance must be in place while the tenant has possession of the property.
 
You will be advised before the tenancy begins, what our responsibility is to the Landlord. If we are managing the property, we will be responsible for holding the deposit amount as a stakeholder and we will be obliged to undertake periodic property inspections. All other aspects of your taking a tenancy with MBM Management will be explained to you prior to your move.
 
MBM Management are members of the Ombudsman scheme for letting agents and the Tenancy Deposit Scheme for regulated agents. The Tenancy Deposit Scheme for regulated agents (TDSRA) has been developed to ensure that the deposits held by us are protected and that disputes about their return, if any, can be resolved swiftly inexpensively and impartially by reference to the TDSRA, if necessary the timings for the return of any deposit or resolution of any deposit dispute are established by the regulatory bodies MBM Management undertake to abide by these timings. Please ask for clarification if you are unclear as to the workings of the Ombudsman’s scheme or the Tenancy deposit scheme.
 
If we are managing the property the work of transferring all of the utilities relating to the property, both at the commencement and the termination of the tenancy is undertaken by our company with the exception of any telephone connection which must be attended to by the account holder.
