MBM Management Reference Fee Structure
 
All potential tenants over the age of 18 and seeking to rent one of our properties must be referenced, as part of the duty of due diligence which we owe to the Landlord. The process is in accord with the Ombudsman for Estate Agents Letting code of practice.
    • Our referencing charges are outlined below.
    • One applicant is £120.00 (inc VAT)
    • Two applicants are £240.00 (inc VAT)
    • All additional applicants will be referenced at the rate of £120 (inc VAT)
Should a guarantor be required and there is no adverse credit history, then there is no charge for the guarantor.
 
Should a guarantor be required due to any adverse credit history, either declared on your application or discovered during the application process and the landlord is still in agreement to let the property to you, then a fee of £47.00 including vat is payable for the guarantor.
 
Please note that the charges indicated above, Include the cost of referencing by an independent specialist agency, not solely by MBM Management.
 
A fee of £50 (inc VAT) per property will be made upon commencement of all tenancies. This administration charge covers costs incurred in the administration of your tenancy, additional penultimate inspection before end of tenancy and the transference of utilities at the beginning and the end of the tenancy. There are no additional fees to consider. Note: Experience has proven that penultimate inspections are of great benefit in the avoidance of potential deposit issues.
 
Please note:
We will refund all fees if, for whatever reason the Landlord withdraws the property. However, Fees cannot be refunded once a tenants application has been instigated and the tenants wishes to withdraw or if the details provided are found to be untruthful or incorrect.
  • We do not make an additional referencing charge for young people less than 21 years of age.
  • We do not make an additional referencing charge for applicants requiring a guarantor (See note above).
  • We do not make an additional charge for the drawing up of a conditional report or inventory when taking one of our managed properties.
  • We do not make an additional charge should a tenant require, with the landlords approval, another tenancy agreement to be drawn up.
