Landlords - Services
Please note that we adhere to the Code of Practice for Letting Agents as outlined by the Omsbudsman scheme in association with the National Association of Estate Agents.
The National Association of Estate Agents (NAEA) and the Association of Residential Lettings Agents (ARLA) approve this code of conduct which sets the highest standards in the letting and management of private residential property.
THE FULL MANAGEMENT SERVICE
- Advising on rental values to ensure the optimum return from your property.
- Insuring that your property complies with the current regulations. Plus guidance and advice on taxation and insurance matters, provided by qualified independent specialists.
- Finding suitable prospective tenants, by the implementation of our tried and tested marketing efforts.
- Accompanying prospective tenants to view the property.
- Taking employers, bankers and personal references as appropriate, by use of a specialist agency and by obtaining your personal agreement before a tenancy begins.
- Ensuring tenants insurance is in place plus arranging rental guarantee insurance as required.
- Compiling, serving and signing up the tenant on the appropriate tenancy agreement.
- Preparing a detailed Inventory and Conditional Report – including photography where appropriate.
- Transferring the utility accounts and council tax into the tenant’s name – undertaken by a facsimile transmission.
- Collecting a deposit from the tenant.
- Collecting rental payments monthly in advance.
- Accounting to the landlord monthly with a detailed statement from our computer systems.
- Paying the landlord promptly upon receipt of rental by BACS transfer, within 3-4 working days of the due date.
- Inspecting the property internally within the first 6 weeks and then at least quarterly.
- Liaising with the landlord, the tenant and tradesmen over any repairs and maintenance.
- Instructing tradesmen in the landlord’s absence if appropriate.
- Undertaking a penultimate and a final inspection before and after the end of the tenancy.
- Ensuring that utility authorities are informed of any tenancy changes including forwarding addresses.
- Deducting an appropriate sum from tenants deposit for any dilapidations.
- Finding replacement tenants to ensure continuity of occupation and rental payments.
THE LETTING SERVICE

- Finding suitable prospective tenants, by the implementation of our tried and tested marketing efforts.
- Accompanying prospective tenants to view the property.
- Taking employers, bankers and personal references as appropriate, by use of a specialist agency and by obtaining your personal agreement before a tenancy begins.
- Compiling and serving and signing up the tenant on the appropriate tenancy.
- Liaising with the landlord to ensure that a mutually agreeable date to both the tenant and the landlord is agreed upon on which the landlord or his representative can meet with the tenant in order to finalise all matters prior to the tenant taking possession of the property.
THE LETTING SERVICE PLUS

- Advice on the current technical regulations. Plus guidance and advice on taxation and insurance matters, provided by qualified independent specialists.
- Finding suitable prospective tenants, by the implementation of our tried and tested marketing efforts.
- Accompanying prospective tenants to view the property.
- Taking employers, bankers and personal references as appropriate, by use of a specialist agency and by obtaining your personal agreement before a tenancy begins.
- Compiling and serving and signing up the tenant on the appropriate tenancy.
- Attending property and compiling a conditional report and inventory as appropriate, including supportive digital photographs.
- On the agreed date attending property and checking tenants in. This can be undertaken with or without the landlord being present.
- Obtaining signatures on the assured short hold tenancy.
- Obtaining signatures on the conditional and inventory reports.
- Obtaining initial rental and deposit payments and paying monies over to landlord.
- Obtaining utility readings and registering same with utility providers.
- Setting up standing order mandates and obtaining signatures to facilitate future payments.
- Ensuring copies of all documents are passed to both landlords and tenants.
- Recording and passing over property keys.
