MEETING LANDLORDS NEEDS
 
To meet our client’s needs we must first understand their requirements. In our dealings with literally 100’s of landlords over the years we believe that they have four principal requirements:
  1. An initial expectation that their property will attract a suitable tenant within the shortest possible timescale. We believe that a successful outcome to our promotional efforts on any property is only concluded when new tenants take possession of the property. Consequently, whilst we have secured interest on many of our properties within one or two days, we never boast of a successful conclusion to our marketing efforts until the tenant takes possession.
  2. An expectation that an optimum rental level is achieved. Our experience of the local market means that we can give a verbal rental indication on first sight of a property. However, we never inflate this price simply to gain an instruction and we always confirm in writing our rental evaluation after having first consulted our extensive office database. plus we provide each landlord with a Rightmove report relating to rentals in his area.
  3. A desire that the optimum rental is combined with a maximum occupational rate.  Having arrived at the correct rental level, the matching of the property to the right tenant is vitally important in an effort to achieve an optimum occupancy rate. Promptly finding an initial tenant is important but we add a vital ingredient to our service with our proven track record over the years of consistently finding tenants for our properties, something that our existing landlords have come to appreciate and expect.
  4. An assurance that their properties are being cared for responsibly by the tenant and managed professionally by the agent. The initial tenant vetting managed by our company but undertaken by a specialist search company, in tandem with our specially written tenants notes, industry approved tenancy agreements, conditional reports and inventories, regular property inspections, all supported by specialist insurance products and appropriate deposit holdings all form part of our service which we believe is vital to a successful tenancy. Such measures when managed by our experienced staff fully conversant with the standards of the regulatory bodies to which we belong, provides peace of mind to both landlord and tenant alike.
